A private move in Munich typically costs 450 – 850 € for one room, 700 – 1.400 € for two and 1.100 – 2.000 € for three — gross, and within the city. What actually moves the price is rarely the distance: it is the volume in cubic metres, the floor, the carrying distance from the entrance to the vehicle, and the extras you choose. We publish these figures, because a range you know in advance is worth more than a price that arrives after the third phone call.
What does a private move in Munich cost?
Between 450 – 850 € for one room and 2.400 – 4.500 € for a house of 140 to 200 square metres, gross. A two-room flat of 55 to 70 m² sits at 700 – 1.400 €, three rooms at 1.100 – 2.000 €. The spread inside a single row almost always comes from two things: how full the cellar and attic are, and how close to the entrance the vehicle can park. The price becomes binding after the survey — as a fixed price, with no back-charges.
How many cubic metres does my flat have?
Reckon on 0.3 to 0.5 m³ of goods per square metre of living space. A 70 m² flat comes to 21 to 35 m³, a 95 m² flat to 29 to 48 m³. The lower figure fits sparsely furnished flats with no cellar; the upper one households that have been in the same place for years. Who turns up on moving day?
A settled crew of two to six people depending on volume — the same people who were at the survey, or whose names you were given beforehand. We do not work with rotating subcontractors who appear at your door for the first time on the morning of the move. You get one contact person on site who can make decisions, not a number in a call centre.
What is included in the fixed price?
The fixed price covers exactly the scope written in the quote: crew, vehicle, travel, loading, transport and unloading. Dismantling and assembly, packing material, full packing, kitchen fitting and storage are extras and are itemised separately — so you can see what you are paying for. Additional scope is charged only after prior agreement. There is no invoice line you meet for the first time on moving day.
Do I need a no-parking zone?
In most inner Munich districts, yes. Where resident parking zones apply — Schwabing, Maxvorstadt, Haidhausen, Lehel, Au, Neuhausen — it is unrealistic to find twelve metres of free kerb outside your door by chance on the day. We apply for the zone at the Kreisverwaltungsreferat, for 300 € per address. Allow roughly three weeks; that is the deadline people underestimate most often, and it cannot be accelerated.
What happens to furniture that does not fit through the stairwell?
It gets dismantled. In a Munich Altbau that is the normal case: Gründerzeit stairwells have a narrow stairwell void, and a wardrobe that fits a room with 3.20 metre ceilings rarely comes down in one piece. Where dismantling is not enough either, it needs a furniture hoist against the facade. We do not provide one ourselves — it is booked from an external supplier and needs standing space on the street, which means a no-parking zone again. The two have to be planned together.
How far ahead should I book?
Two to three weeks for an ordinary private move. For month-end dates between June and September, plan six: those are the weeks when everyone in Munich moves at once, and capacity really is tight. If you need a no-parking zone, its three-week lead time sets the pace anyway. Express moves within 24 hours are arranged subject to availability, at double rate.
Who is liable if something is damaged?
The removal contractor is liable under § 451e HGB, capped at 620 euro per cubic metre of loading space needed to fulfil the contract. For higher values we arrange additional transport insurance at a value you declare yourself. The deadlines in § 438 HGB matter: report externally visible damage at handover, concealed damage within 14 days. For boxes you packed yourself, liability for transport damage is limited.

Survey on site or by video
Both lead to the same fixed price. On site is more accurate, video is faster. The fixed-price survey service costs 290 € and is credited against the job.
Washing machine and dishwasher
Disconnected, secured with transit bolts and reconnected at the new address. That belongs to furniture assembly and is not part of the base price.
Broom-clean handover
After clearing the flat we sweep it clean. Anything beyond that — cosmetic repairs, painting — runs through the company's renovation brand.

Common questions about private moves
What does moving a two-room flat in Munich cost?
Typically 700 – 1.400 € gross at 20 to 30 m³ with a crew of two to three. Three things push it upwards more than anything else: a floor without a lift, a carrying distance over 50 metres, and extras such as full packing or kitchen fitting.
Can I book a move without a survey?
You can enquire, but a fixed price only comes after a survey — on site or by video. Anyone promising a fixed price without one is either padding it generously or will come back for more later. A video survey usually takes twenty minutes and is enough for the great majority of flats.
Do I have to help carry?
No. You can if you want to, but it will not move the price much — the time saved is smaller than most people expect, and the liability position gets murkier. It makes more sense to pack yourself and let us carry; that saves the full packing at 300 – 900 €.
What about the cellar, attic and garage?
They are explicitly included in the survey, because that is where the cubic metres hide that otherwise surprise everyone on the day. An average Munich cellar compartment brings three to six cubic metres with it — enough to overturn a calculation if nobody opened it beforehand.
Do you move on Saturdays?
Yes, with a 50 % surcharge. Sunday and public-holiday jobs are only possible by arrangement and only where the law allows — § 9 ArbZG prohibits employing staff on those days outside the licensed exceptions. Where it is permitted, double rate applies.
What if the move takes longer than planned?
Nothing, as long as the scope is the same. The fixed price is a price, not an hourly rate — if we misjudged it, that is our risk. Only what was additionally commissioned is charged, and always after prior agreement.
Can you store my things in between?
Yes. If days or weeks sit between moving out and moving in, we store your goods dry and secured and deliver on the date you want. When storage is planned from the start, we load so that furniture only has to be dismantled once.
Will you take my piano?
No. Pianos, grand pianos, safes and billiard tables are outside our scope — they need specialist equipment and a company set up for them. If the instrument is to go rather than come along, our sister brand Entrümpelung München handles it: it is dismantled on site and disposed of as material.
