A private move in Munich typically costs 700 – 1.400 € for a two-room flat and 1.100 – 2.000 € for three rooms, gross. We measure the volume during the survey, size the crew and the vehicle accordingly, and name a fixed price. On the day you get a settled crew of two to four people — the same people you met beforehand, not rotating subcontractors.
Private moves in detail →Offices, medical practices, law firms and warehouses are moved outside your business hours, usually at the weekend. Workstations are dismantled with numbered parts and rebuilt in the same configuration at the new address, so Monday works. Archives travel sealed and traceable.
Office moves in detail →You either get professional packing material delivered, or our team packs the whole household. Materials alone run 80 – 250 €, full packing 300 – 900 €. We also rent out boxes and wardrobe cartons individually — if you pack yourself, read the liability section first.
Packing and moving boxes →Wardrobes, beds, office furniture and kitchens are dismantled properly, transported and rebuilt at the new address — including connecting the washing machine and dishwasher. Dismantling and assembly costs 200 – 600 €, taking a kitchen apart and refitting it 400 – 1.200 €.
Furniture assembly and dismantling →When days or weeks sit between moving out and moving in, we store your goods dry and secured and deliver on the date you want. That is the normal case when the new flat is still being renovated or the handover slipped.
Storage in Munich →We handle long-distance moves out of Munich anywhere in Germany, and moves within the EU. Billing is by volume plus a per-kilometre rate of 0,55 €. We do not offer overseas moves by container or air freight — that needs a forwarder with its own sea-freight desk.

The removal contractor is — capped at 620 euro per cubic metre of loading space needed for the contract (§ 451e HGB). That covers ordinary household contents; with high-value furnishings it does not always. For higher values we arrange additional transport insurance at a value you declare yourself.

Rule of thumb for volume: roughly 0.3 to 0.5 m³ of goods per square metre of living space. A 70 m² flat comes to about 21 to 35 m³. Sparsely furnished tends to the lower figure; a full cellar and attic to the upper one.

On Sundays and public holidays: § 9 ArbZG prohibits employing staff on Sundays and public holidays outside the licensed exceptions. Sunday and holiday jobs are therefore only possible by arrangement and only where the law allows — at double rate.

You request a callback or upload photos to the volume calculator. We look at the flat — on site or by video — and measure the volume. Cellar, attic, garage and balcony are explicitly included, because that is exactly where the cubic metres hide that otherwise surprise everyone on moving day.
You get a written quote with scope, crew, date and a fixed price. That price holds. Extra work and additional scope are charged only after prior agreement — there is no back-charge that you meet for the first time on moving day.
We apply for the no-parking zones at both addresses — allow roughly three weeks — deliver packing material if you want it, and agree the sequence with the building management or the neighbours. Anyone who needs a zone and applies late carries their furniture further on the day.
The crew documents the condition of valuable and fragile items, dismantles, loads securely, transports and rebuilds at the new address. You have one contact person on site, not a number in a call centre.
We check the condition together with you at the new address. Externally visible damage is recorded right at handover, as § 438 HGB requires; concealed damage you report within 14 days with a photo. After that it is repaired, or replaced within the statutory liability.
Most moves in Munich fall into one of these six situations. Each has its own trap.
The most common case: a new flat inside the city, the old one handed over at the end of the month. The bottleneck is almost never the distance but the date — from late June to late September the month-ends are booked out weeks ahead.
From Munich to Dachau, Starnberg, Erding or Fürstenfeldbruck — and back. Up to about 50 kilometres the distance barely moves the price; volume and carrying distance at both addresses still decide it.
When weeks sit between moving out and moving in, everything is loaded twice. We plan for that from the start, so furniture only has to be dismantled once and stays reachable in storage if something is needed after all.
Offices, practices and law firms move outside business hours. Workstations are dismantled with numbered parts and rebuilt identically. Saturdays carry a 50 % surcharge — which pays for itself if it saves a lost working day.
A move to a smaller flat or into assisted living, usually combined with clearing the old household. We work at a calm pace, agree every step with the family, and push nobody into a decision about a piece of furniture.
When a household has to be divided, we deliver to several destination addresses. Whatever is going nowhere is cleared through the sister brand — in one job, without a second journey.
We do not move pianos, grand pianos, safes, billiard tables or industrial machinery — and nothing that needs a crane or removal through a window or balcony. The benchmark is what two people can move safely by hand or with straps. We would rather say this now than on moving day.

For an ordinary residential move, a Munich moving company runs between 450 – 850 € and 2.400 – 4.500 € gross depending on size. Serious companies only name a binding price after a survey — anyone promising a fixed price without one is either padding it or will come back for more later.
Budget the base price for your flat size plus the extras you actually need. The common ones: packing material 80 – 250 €, furniture dismantling and assembly 200 – 600 €, and a no-parking zone per address at 300 €. For a three-room flat most moves land between 1,400 and 2,600 € gross.
For 75 to 95 m² we reckon on 30 to 40 m³ of goods, a crew of three to four, and typically 1.100 – 2.000 € gross. A fourth floor without a lift, a long carrying distance, or a kitchen that has to come apart and go back together push it upwards.
The rule of thumb is 0.3 to 0.5 m³ of goods per square metre of living space. So 70 m² gives roughly 21 to 35 m³. The lower figure suits sparsely furnished flats, the upper one full cellars, attics and garages. Our volume calculator is more precise: upload photos, fill in the form, get an estimate as a range.
Two to three weeks for a private move, four to six for a company move. For month-end dates between June and September plan six weeks — those are the weeks when everyone in Munich moves at once. If you need a no-parking zone, its three-week lead time sets the pace anyway.
You report the damage with a photo and a short description. Statutory removal-contractor liability applies: 620 € per cubic metre of loading space under § 451e HGB, or up to the agreed value with additional transport insurance. The deadline matters: externally visible damage must be reported at handover under § 438 HGB, concealed damage within 14 days.

For that case we arrange additional transport insurance for the whole move or for individual valuables — you set the insured value, and the premium follows it.
For self-packed boxes, liability for transport damage is limited, because we could not check the contents or the packing quality. That is not small print, it is the ordinary legal position for moving contracts. If particular items matter to you, have us pack exactly those — that is usually enough.
Yes, for both addresses. The application takes about three weeks — the deadline people underestimate most often. The fee is 300 € per address. Without a zone the vehicle parks wherever it can, the carrying distance grows, and that extra carrying time feeds straight into the final price.
